One of the most common questions I get is, “what should I do to get my house ready to sell?”

Short answer is, “IT DEPENDS”. Every house is different. After helping hundreds of sellers and buyers I’ve seen what works... and what is a complete waste of money.

Are you actually going to get your money back when selling? Is it really going to help sell your home faster?

If you’re going to enjoy the renovations for 5 years before selling it’s a different story. Putting in a brand new kitchen might be worth it for your enjoyment.

You just need to know you may not recoup all of your investment when the house sells later on.

If you’re thinking of selling in the next year or so, you must analyze the average quality of your competition. Then be on par... or SLIGHTLY above.

What do buyers expect in your price bracket? What are they willing to pay for?

For example, you will usually not get your money back by putting Quartz counter-tops in a starter home.

However, if you don’t have Quartz installed in an upscale home you could be loosing far more than the the cost (and the house could sit on the market a really long time).

#hgtv has some great shows on home improvement and flipping houses in USA markets. Unfortunately you don’t always get your money back when doing some of these flashy and expensive renos in Red Deer or Sylvan Lake.
